“Crawl space walls and exposed earth in unvented crawl spaces shall be covered with a Class 1, black vapor retarder with overlapping joints taped.”

We know that sounds funny, but it’s true. Excess moisture is a breeding ground for mold and mildew. When that leaks into your home from under your house, you and your family can have respiratory problems.

So when we hear of families suffering from colds, congestions, breathing problems, and compromised immune systems, we first check the condition of their vapor barrier. Often we find:

• There is no vapor barrier.
• The current vapor barrier is damaged.
• The crawl space is contaminated.

• Clean out the crawlspace and get rid of any waste, garbage, dead rodents, etc.
• Pull out the old vapor barrier (if there is one).
• If there’s water – install a high-quality sump pump to drain it.
• Seal the sides of the walls about 2 feet up with the 6-mil or 9-mil plastic.
• Make sure the seam is straight and there are no wrinkles or openings.
• Workaround any pipes or equipment and don’t leave any gaps.
• Now start on the floor by spreading the plastic out (white side up).
• Leave any wires or cables on top of the plastic to you can get to them later.
• Once the white plastic is down we take off our boots so it stays clean.
• Overlap the seam and tape it very securely.
• Wrap all wall supports.
